Advertise Only

Fee: £300
If you are a self-managing landlord and just want to ensure your property receives the maximum exposure, then our Advertise Only package could be the perfect solution.

As part of our Advertise Only service we will:
  • Take professional photos to showcase your property to its best advantage
  • Craft marketing descriptions to entice potential tenants
  • Supply and erect a 'To Let' board
  • Market and advertise your property on all the relevant property portals

Tenant Find

Fee: 60% of first month’s rent (Minimum £400)
Our Tenant Find service is perfect if you prefer to be completely hands-on with your property management. If you are happy to take on the full responsibility of running the tenancy, we can simply help you find a suitable tenant. 

As part of our Tenant Find service we will:
  • Agree on the market rent - to allow you to achieve the best rental income
  • Prepare the property details
  • Take professional photos to showcase your property to its best advantage
  • Craft marketing descriptions to entice potential tenants
  • Supply and erect a 'To Let' board
  • Market and advertise your property on all the relevant property portals
  • Introduce the tenant
  • Arrange and carry out accompanied viewings
  • Negotiate the terms of the tenancy
  • Take up references with an independent referencing company
  • Prepare the legally binding Tenancy Agreement
  • Collect the initial month’s rent and hold deposit in our Client Account
  • Register the deposit with the Deposit Protection Scheme
  • Check in the tenant

Rent Collection

Fee: 5% of the monthly rent
Landlords continue to inform us rent arrears is their greatest worry, but with our rent collection service, you can sit back while we ensure your rent gets paid on time. Our Rent Collection service suits a landlord who has the time and energy to deal with tenants and their requests but would like support with some of the financial and administrative duties. 

In addition to the Tenant Find services, as part of our Rent Collection service, we will also:
  • Collect the rent and transfer the rent to you
  • Email your monthly rental statement
  • Chase any unpaid monies owed to you where necessary

Fully Managed

Fee: 10% of the monthly rent
Prefer a 'no stress' option? Our comprehensive Fully Managed service is designed to give you peace of mind and relieve you of the commitment of being a full-time landlord. We look after every aspect of the tenancy to remove the hassle of managing your rented properties.

In addition to the Rent Collection service, as part of our Fully Managed service, we will also:
  • Create a detailed inventory at the start of the tenancy, to include all the contents of the property and their condition
  • Arrange your annual Gas Safety checks
  • Arrange your Electric Safety Report every 5 years
  • Ensure your landlord insurance is always up to date
  • Organise any necessary maintenance and repairs with approved contractors
  • Check out the tenant at the end of the tenancy
  • Updating of utilities on the list of the services
